The Georgian is a proposed residential development located at 290-302 Georgian Drive in Barrie, Ontario. Spearheaded by TMD-Atria Corporation and designed by A& Architects Inc., the project involves a comprehensive architectural design process, including rezoning, Official Plan Amendment (OPA), and Site Plan Approval (SPA). Our team contributed specifically to the SPA phase, ensuring compliance with municipal regulations and facilitating the project’s advancement toward construction.

Role and Contribution

Our involvement focused on the Site Plan Approval (SPA) phase, a critical step in securing municipal approval for the development’s site layout and design. Key responsibilities included:

• Site Plan Development: Collaborated with A& Architects Inc. to refine the site plan , ensuring alignment with zoning bylaws, parking requirements, and urban design guidelines.
• Coordination with Stakeholders: Worked closely with Atria Corporation and municipal authorities to address site-specific considerations, including access, landscaping, and infrastructure integration.
• Regulatory Compliance: Ensured the site plan adhered to the City of Barrie’s planning policies, incorporating feedback from the rezoning and OPA processes to streamline approvals.
• Documentation Support: Assisted in preparing and reviewing architectural drawings, including the site plan and related level plans, to support the SPA submission.
